Project Overview & Scope
Astraseal were appointed by Richmond Housing Partnership (RHP) to deliver a comprehensive window replacement programme across two occupied residential apartment buildings, Ashleigh House and Montgomery House. The project required a full end-to-end service, from initial site surveys and design development through to installation and resident liaison.
Located beneath the Heathrow flight path, both buildings presented specific performance challenges, with acoustic insulation identified as a critical requirement alongside thermal efficiency and resident comfort. The programme comprised the complete replacement of windows across 70 apartments, together with all associated enabling and completion works.
Design, Technical Delivery & Principal Contractor Role
Astraseal’s scope included detailed site surveys and condition assessments, design development and specification, resident consultation, and the supply and installation of high-performance triple glazed windows. The works also included full scaffolding design, erection, maintenance, and dismantling, with Astraseal acting as Principal Contractor throughout.
This role allowed Astraseal to maintain full control over programme delivery, health and safety, and quality assurance. The window specification was developed to significantly enhance acoustic insulation due to the proximity of Heathrow Airport, while also delivering substantial improvements in thermal performance and energy efficiency. The final design balanced performance, durability, and appearance, ensuring the windows were appropriate to the buildings.
Resident Liaison, Delivery & Outcomes
With both buildings fully occupied, resident communication and coordination were central to the project’s success. A dedicated customer liaison approach ensured residents were kept informed throughout, from surveys through to installation and completion.
Careful planning of scaffolding and phased installation enabled the works to be delivered safely and efficiently, with minimal disruption. The Ashleigh House and Montgomery House project demonstrated Astraseal’s ability to deliver complex, occupied refurbishment schemes, achieving measurable improvements in comfort, energy efficiency, and living conditions for residents.
